The Strategy
We operate a Buy, Refurbish, Rent, Refinance (BRRR) model acquiring undervalued residential properties with strong refurbishment upside in high yield markets across the North East of England.
Every property is purchased below market value and refurbished to a high standard. We establish rental income before refinancing giving lenders real evidence of the asset’s performance and protecting investor capital throughout the process. Once refinanced, investor capital is repaid in full.
We target markets where rental demand consistently outpaces supply, entry costs are low relative to yield, and long-term capital growth is supported by ongoing regeneration investment.
Invest With Us
We work with a small number of private investors on a loan note basis. A straightforward, documented arrangement where your capital funds a deal and is repaid in full at refinance, with a fixed return paid on top.
Fixed Return
8–12% per annum, paid on a fixed term of 9–12 months. Every deal stress tested before capital is deployed.
Loan Note Agreement
Every investment is documented under a Private Investor Loan Note Agreement governed by English law. Clear terms, clear exit.
Capital Repayment
Your capital is returned in full when the property refinances. The exit is built into the model from day one.
Who We Are
Siyakha Properties Ltd is a husband and wife business founded by Cleo and Joe Wright. Siyakha is a Ndebele word meaning “We Are Building”, rooted in Cleo’s Zimbabwean heritage and the foundation of everything we do. Built with intention, and designed to last.
We are building a portfolio that will outlive us. Every property, every deal, every investor relationship is a brick in that foundation.
